Be clear about future plans

MD of Foothills council canít send mixed messages to developers, or to its own residents who will have to live with its decisions.
Councilís task is a delicate one Ė to balance peopleís concerns, while not standing in the way of growth and reasonable development proposals. By trying to appease residents concerns over the 1,076 home Meadows of DeWinton development, council is only creating more headache and uncertainty for the future.
The MD has identified the area along Highway 2 and 2A as its primary growth corridor for future development. Developers considering building in the area do so in good faith that it fits the MDís own vision.
By saying no to something that appeared to fit with the MDís own plans, it sends a bad message to other developers looking at similar proposals in the area.
Itís also a bad precedent for residents living in the area.
The developer can bring the plan back again in six months. By that time, it could be a whole different game. It would be after municipal elections. More importantly it could be under a new Growth Management Board, and any residential development plans will likely need to be built to considerably higher density.
The only alternative is to say no to development, and this isnít an option.
