Airdrie House and Home: City's 2021 home sales reflecting 2014 figures

Airdrie's residential sales YTD (year to date) are at 1,510 units, just shy of the high of 1,695 set in 2014. The Airdrie market has improved, according to the Calgary Real Estate Board (CREB) because “strong sales and low inventories kept the months of supply to just above one month. Persistent overall sellers’ market conditions resulted in further price gains, the strongest in the detached sector.”

The Airdrie market has improved, according to the Calgary Real Estate Board (CREB) because “strong sales and low inventories kept the months of supply to just above one month. Persistent overall sellers’ market conditions resulted in further price gains, the strongest in the detached sector.”

CREB’s YTD stats indicate an average Airdrie residential home price of $412,551, as compared to 2020's average of $378,010. That means an increase of 10.7 per cent from last year. 2021 YTD monthly inventory is 1.5 months (just into seller’s market – defined as under two months of inventory), compared to 3.51 months for 2020 (signifying a balanced market, with two to four months inventory). The YTD days-on-the-market (DOM) stats are sitting at 33 days, down from 61 days last year.

Detached single-family home totals sales are up nearly 49 per cent in 2021 YTD, from 522 in 2020 to 1,027 so far this year, averaging 30 days on market YTD, down from 2020’s average of 61 DOM. The average sales price for detached homes YTD is $475,729, compared to 2020’s average of $421,186. Detached homes are sitting at 1.25 months of inventory.

Townhouse (row) sales are up 50 per cent so far in 2021, with 304 YTD sales as compared to 150 during the same time span in 2020. Days on market YTD is currently at 36 days and townhouse stats are showing 1.68 months of inventory, down from 6.14 months of inventory in 2020 (moving townhouses from a buyer's to seller’s market). The average sales price for townhomes YTD is $276,522, compared to $250,202 year-end for 2020 – an increase of 9.4 per cent.

Apartment home sales are up to 78 YTD, as compared to 50 sales during the same time frame in 2020. The current DOM for apartments is 72, compared to 2020’s average of 70. Average YTD sales price for apartments increased 4.9 per cent, from $168,951 in 2020 to $181,028 at the moment. The apartment market remains as a buyer’s market, with 4.37 months inventory YTD compared to 7.97 in 2020.

The semi-detached homes moved into a seller’s market this year, with 1.13 months of inventory YTD. The average price is $360,134, which is up 10.3 per cent from last year's $327,616 average price. Days on market have decreased to 24 from last year's 78.

The City of Airdrie usually reports on Airdrie’s population, but due to COVID-19, no census was done again this year.
