Found in the heart of central Airdrie, Midtown offers a rare sense of openness amid a bustling city, according to Trico Homes. The homebuilder is excited to invite homebuyers to its newly opened phase 3, where the area’s central pond, promenade and greenspaces make Midtown the perfect place for leisurely strolls and relaxing weekend activities.

Conveniently situated along 8 Street S.W., the vibrant community has many urban amenities close by while maintaining the benefits of a quiet neighbourhood. “Midtown is an amazing community,” said Kyle Amos, Trico Homes sales associate in Midtown. “It’s an area that I see lots of people getting together, talking and actually getting to know their neighbours. You get a sense of an inner-city kind of vibe.”

Trico Homes has been building residences for almost 30 years and Amos said, “If you're going to build with a homebuilder, I think it's really important to look at their reputation and experience.”

With Midtown Plaza located at the community's entrance, residents can walk to a variety of retail and personal services, including Co-op Gas Bar, Co-op Wine Spirits Beers, Tim Hortons, Panago Pizza, dental clinics, nail and spa services, a barber and a pharmacy.

The ultra-convenient location of the community is further highlighted in the short stroll to Airdrie's downtown, where residents will find a variety of retail, dining and entertainment opportunities. Additionally, the Creekside Crossing shopping centre is just a few blocks to the north, where residents will find additional dining options, a Sobeys grocery store, liquor stores, veterinary services, retail options and more.

“Midtown’s central location is really handy for going to places, and another major perk is the connection pathway to Nose Creek Park, which is the biggest park in the area,” Amos said.

The community's proximity to Airdrie’s most central park means Midtown residents can often enjoy public events, such as festivals or musical performances, a brief walk from the comfort of their homes.

“Also around the corner is our kindergarten to Grade 4 school and the separate school is there, as well,” Amos said. “The middle schools are just a little bit further away, but again, a very short drive – it's super convenient.”

Amos said part of what makes Trico Homes different from other homebuilders is its innovative floor plans and product options, in addition to its customer service.

“We follow up with them to make sure that everything goes well with their new home purchase – one of the biggest purchases they’re going to make in their lifetime,” he added.

If the homebuyer wishes to add other energy-efficient features — such as an EV port in the garage or a high-efficiency tankless hot water heater — the team at Trico will work to make it happen. Trico’s team can also provide information about the technical aspects of the feature, helping homebuyers decide if it is best for their family and home.

While Midtown has everything from condos to front-drive-garage homes, duplexes to garden-front homes, Amos said what Trico has brought to phase 3 is “something a little bit different.”

“There hasn’t been many single-family, rear-detached-garage laned homes built in Midtown,” he said. “And since they’re built on traditional sized home sites, you can have side yards on both sides of the home.

“Between you and your neighbour, there is anywhere from eight to 10 feet, depending on the home site that you pick, which is amazing nowadays.”

These homes, starting in the low $400,000s, range from around 1,450 to 1,800 square feet (sq. ft.) and come with a 20-foot by 20-foot concrete parking pad, ready for a double-car garage.

“That's including the concrete parking pad, the home site, the home and the GST – all of that factored in,” Amos said.

Trico Homes currently has three show homes in Midtown, available for viewing at tricohomes.com or in-person, including the Cambridge 26, the Bellview 22 and the Sienna. Amos recommends booking an appointment for in-person viewings because of occupancy limits currently in place due to the pandemic. The Cambridge 26 is a 2,292 sq. ft., three-bedroom, 2.5-bath front-drive-garage model. The standard model starts in the low $600,000s.

“It's a beautiful home within a really nice open-to-below over the great room. It's just spectacular,” Amos said. “Trico also built the Cambridge model for the 2021 STARS Air Ambulance Lottery home.”

The Bellview 22 is a 1,682 sq. ft. laned home, with three bedrooms and 2.5 baths and starting in the mid-$400,000s. Next door is the Sienna, also a three-bedroom, 2.5-bath laned home. The 1,460 sq. ft. model starts in the low $400,000s.

“We have plans that allow homebuyers to personalize the home to suit their needs, and that's what I like about Trico’s homes best,” Amos said.

He added that there is a Raeya model that will be available for quick possession in September, with the flex room converted into a fourth bedroom on the main level, an added full bathroom and bonus room upstairs. The standard 1,802 sq. ft lane home includes three bedrooms and 2.5 baths.              

“This puts the beautiful kitchen at the back corner in an L shape, with a nice window over the top of the sink,” Amos said. “It’ll be a space that home cooks will love to spend time in.”

He added Midtown has several home sites available for the Raeya with a south-facing front or back view.

“We also have a few home sites where you can see the pond from your home,” Amos said. “All of them are within a minute or two walking distance from the path around the pond, as well.”

Trico Homes’ flexible options extend to a newly introduced interactive component on its website. The feature allows homebuyers to virtually make changes to the floor plan to see how it would look.

“People can ask, ‘What would it be like if I added a full bathroom on the main level, and maybe a bedroom on the main level in this option?” Amos said. “They can just click on the screen, and boom, there it is in front of them.”

Along with the energy-efficient standards already outlined, a second-floor laundry, nine-foot ceilings with a knock-down finish, 1.25-inch quartz kitchen countertops and undermount sinks also come standard with Trico’s homes in Midtown.

“Depending on the model, we offer engineered hardwood flooring on the main level,” Amos said. “Buyers can also choose from a number of options for the tile kitchen backsplashes and tile in the upstairs bathrooms.”

Though Trico can build the perfect house for any homebuyer, and while Midtown’s high architectural standards ensure a beautiful environment, Amos said what’s most exciting about the neighbourhood’s newest phase is the opportunity to build community.

“We're in the newest area, and that's where the homeowners are going to make the community,” he said. “It’s people and the gathering together that makes your community. And I think it's really coming together nicely here in Midtown.”
