Now selling in Lanark Landing, Cottom said the community borders the established neighbourhood of King’s Heights.

“There's established schools, there's grocery shopping or fitness facilities or doctors’ clinics – all those things already established in King's Heights, so you don't have to wait for those amenities to come to Lanark,” she said.

Existing schools in the community include Heloise Lorimer School (K-5), École francophone d’Airdrie (K-12) and the private Footprints for Learning Academy (currently K-10, with plans to expand to Grade 12). Duplex homes are an excellent choice for new buyers, she added, as they provide ample private yard space you won’t find with a condo or townhome, there are no costly condo fees to pay and you are completely in control of your home.

The amazing lot sizes in Lanark allow for an optional garage, or homebuyers could choose to stick with the parking pad that is conveniently located behind the home.

“The other benefit of living in the most southern community in Airdrie is it's really easy to get onto Deerfoot or Stoney Trail if you are heading into Calgary,” Cottom said.

Ranging from 1,324 to 1,609 square feet, she said the size of each home is very manageable to keep clean but still provides ample living space.

“All of our floor plans are very open so you're not going to feel closed in by separating all your rooms. We do have some plans that have a loft space upstairs so you can have a bonus room,” she said.

With eight floor plans available, homebuyers are sure to find the right match for their needs.

“Then we have the option of having either a three-bedroom upstairs or a double master. With the double master, you have two bathrooms and two master bedrooms, which is great for first-time homeowners looking at this to become an investment property. Or if you're a first-time homebuyer and you're able to have a roommate to help with the mortgage payments – you have two masters and you're not sharing the bathroom, so that's a fantastic option,” Cottom said.

The Benedict – a 1,339 square foot, three-bedroom and 2.5-bathroom duplex home – includes a light colour palette throughout the home, nine-foot ceilings on the main floor, LED lights, ceiling speakers in the living room and master bedroom, a 100 square foot deck with a rough-in gas line for the barbecue and a more than six-foot-high privacy wall.

The Bruno – a 1,470 square foot, three-bedroom and 2.5-bathroom option – boasts a triple car garage, side entrance to the additional 495-square-foot developed basement, a large corner lot next to a greenspace, a chimney hood fan, built-in microwave and upgraded stainless steel appliances in the kitchen, a three-way gas fireplace on the main floor, a front porch and a 92-foot rear deck with rough-in gas line for the barbecue and a six-foot-high privacy wall.

As this is just the first phase of Lanark Landing, Cottom said Homes by Avi expects to offer a variety of products in the community in the future, potentially including front lane homes. In addition, the builder has a few homes still available in neighbouring King’s Heights.
